The building is empty and planning permission has been granted
A vacant Blackburn hair salon is to be turned into a studio flat. Moin Mathia has been given planning permission to convert the ground floor premises at 49 New Wellington Street, Moorgate, and the staff room above into a one bed apartment.
“The surrounding area is predominantly residential, with sporadic commercial units including a retail shop next door, hair dressers, nail salons etc. Servicing is from the alleyway to the rear. “Thirteen neighbours were consulted by letter and no comments were received. The proposed one bed studio flat would make efficient use of the vacant commercial premises, and bring it back into active use, in a predominantly residential area.
“The new front window would be the same dimensions / proportions as the existing first floor window above it, and would be vertically aligned with it. Given the character and appearance of the existing property and area, where there is no strict uniform appearance, largely due to the sporadic commercial uses and other alterations to domestic premises, the proposed external alterations are considered acceptable, subject to the use of matching render.
