Mortgage lenders are offering low-rate deals with high fees, making it more cost-effective to choose a higher-rate loan with lower fees.

Mortgage lenders are desperate for customers as the pool of people wishing to take out mortgages in a weakening housing market has shrunk Several new deals have been launched which, on the surface, look like a good move with a low rate, however, the high fees that come with the deal can mean it would be more cost-effective to take out a home loan with a higher rate but lower fee.

These types of deals may only suit specific people such as mortgage holders who have a smaller amount of debt to finance or those that would struggle to afford a mortgage at 5 per cent and need a lower rate to reduce their monthly payments. Adding a fee to your overall loan will also mean paying more interest overall, including on the fee.

It said mortgage approvals were down in September for the fourth month in a row. At 43,328, this is the lowest level for mortgage approvals since January 2023.recently launched a new mortgage offering the lowest rate seen on the home loan market for over a year, however it comes with a very high fee of 5 per cent.
