Carluke in south Lanarkshire has solidified its position as a thriving commuter town with the announcement that it has witnessed the highest house price increases in Scotland. An analysis by Zoopla reveals that Carluke, boasting direct train links to Glasgow and a population of over 13,000, saw an impressive 82% of homes experience a value increase of at least 1% within the past year. The average increase across the area amounted to £8,900, according to reports by the Scottish Daily Express. These house price gains in Carluke significantly surpass the overall average for Scotland, where 61% of homes saw an increase in value with an average rise of £3,200. Beyond its appealing property market, Carluke is renowned for its vibrant town center, welcoming atmosphere, strong community spirit, and low crime rate. This combination makes it an attractive option for those seeking a reprieve from the hustle and bustle of city life while maintaining convenient access to essential amenities and shopping facilities. However, not all Scottish towns are experiencing such positive trends. Inverurie in Aberdeenshire faced the most significant average decline in house prices across Scotland. A staggering 65% of properties witnessed a decrease in value, resulting in an average price drop of £4,200. This downturn occurred despite Inverurie's status as a prosperous town within a highly desirable region.According to Zoopla, around 15 million properties in the UK experienced a value increase of 1% or more last year, up from 10 million in 2023. Richard Donnell, Executive Director at Zoopla, commented: 'The housing market returned to growth in 2024, but the pattern of home value changes across Britain is far from uniform. There is headroom for prices to increase in markets where housing is affordable compared to incomes, which covers many parts of northern England and Scotland. In contrast, affordability is more of a constraint on price rises in southern England, where the market continues to adjust to higher borrowing costs. Faster income growth is helping to repair affordability, supporting moving decisions in 2025.
