A Glasgow property expert shared his tips to first time buyers as the property market continues to explode, both in the city and surrounding areas like West Dunbartonshire, which has seen the largest annual house price increases in the UK.
Five of the UK six council areas to see the largest house price rises in 2024 are in and around Glasgow.
The latest Land Registry data shows the average property in the UK is now valued at £292,000, up 2.9% compared to the previous year. Matt Munday, senior valuer in the west end of Glasgow for estate agent Aberdein Considine, said prices are "always on the rise" in the city, but that the market has cooled after going "nuts" following the Covid-19 pandemic.
He said: "Don’t be jumping on the fluffy properties that look fantastic where the Home Report is high and there’s loads of competition. Try to find those properties that are a bit rough around the edges, and view everything, even if you think it’s too cheap or too expensive, because you’ll become more educated in what something is worth."
“My advice is to be all over those sites every day, and it can sometimes take six months to find the right deal. Pay the money that you want to pay, and have a lot of patience and perseverance.
