A historic cotton mill in Greenfield, Oldham , could be reborn as a luxury retirement village, offering 59 flats and townhouses for residents aged 55 and over. Waterside Mill, a three-storey building dating back 200 years, is currently used for warehousing but its owners, Tanner Bros Ltd, have submitted a planning application to convert it into a vibrant retirement community.

If approved, the project would see the mill transformed into spacious apartments with one or two bedrooms, complete with modern amenities and communal areas. The existing office building would be repurposed into a lounge, gym, and business centre, providing residents with ample opportunities for social interaction and leisure. Residents would also have access to communal terraces on the upper floors, offering breathtaking views of the surrounding landscape. The plans also include the demolition of dilapidated former weaving sheds and storage buildings to make way for several new townhouses. The retirement village would be modeled after Birtle Brook, a successful retirement community on the border between Rochdale and Bury, known for its exclusive atmosphere and commitment to providing residents with independence and support tailored to their needs. The developers highlight the mill's strategic location, close to Greenfield station with direct links to Manchester, as a major asset for the project. The site's picturesque setting overlooking the West Pennines and the northwest edge of the Peak District National Park is also emphasized as a key draw for potential residents. To offset the loss of commercial space, a preliminary application has been submitted to construct a 10,000 square foot employment unit at the northern end of the site. The planning statement prepared by CJ Architects emphasizes the project's sustainability and its potential to breathe new life into this unique historic complex. As of now, no objections have been raised against the planning application
