The redevelopment of Nottingham's former Marks and Spencer building, approved in 2021, has hit a roadblock after planning permission lapsed due to the lack of construction progress.
The future of Nottingham's old Marks and Spencer building, set for a major redevelopment, is uncertain after a crucial deadline passed. Permission was granted in late 2021 to transform the former M&S store in Lister Gate into new shops and a large student accommodation complex. This sparked hopes that the building wouldn't remain vacant for long, unlike much of the city centre street.
The retailer was one of the first to leave the street in 2020, followed by a chain reaction of closures and relocations due to Covid and the Broadmarsh shopping centre's shutdown. However, three years after Nottingham City Council approved the redevelopment plans in December 2021, planning permission seemingly lapsed on December 1, 2024, as construction hadn't begun. The manager of the Hunter UK Retail Unit Trust, a Guernsey-based scheme primarily invested in by local authority pension funds that owns the building, had previously said construction would start in early 2022 and take two years to complete at a cost of £16 million. Hunter REIM, which manages the trust, hasn't commented on the stalled transformation despite repeated attempts this year. Following the expiry of planning permission, a staff member said there were no updates on the situation since their last communication in April. Under the 2021 plans, the old M&S building, originally constructed for Woolworths in the 1930s and holding Grade-II listed status, would have been converted into two retail units. The 156 student bedrooms would have been located in a five and six-storey building behind and above the historic structure, covering the existing service yard and extending to Stanford Street
