The proposed conversion will see the first floor and basement transformed into self-contained flats, with alterations including basement windows and a glazed rear door. While the development site falls within the Whalley Range district centre, the surrounding area primarily consists of residential properties. The report acknowledges that the retained ground-floor dentist surgery will maintain a commercial presence within the building. Public Protection colleagues have raised no objections to the project, subject to conditions ensuring adequate glazing, mechanical ventilation, and insulation between the existing dentist surgery and the new basement flat.
