A tree island will help anchor the Knox Promenade project, developed by Stockdale Investment Group and Hines and designed by GFF and Kohn Pedersen Fox.
Knox Promenade, a project from Dallas’ Stockdale Investment Group and Houston-based Hines, will replace retail buildings and parking lot space on the approximately three-acre block between McKinney Avenue and U.S. Highway 75 at Armstrong Avenue.on Thursday approved development plans that call for a multifamily building, an office building and a senior living and memory care building, with the inclusion of an existing retail or restaurant building.
There would be mixed uses on the first two levels of the multifamily and office building and potentially at the senior living building. That could span uses such as restaurants with outdoor dining.
The application for the project says developers are aiming to have 2.5% units at a price affordable for those earning 81% to 100% of the area’s median family income. Five percent of the units will also be micro-units.Opposition to the project at the city plan commission meeting was voiced by a neighborhood resident, Erica Bachmann.
On behalf of the developers, Tommy Mann of law firm Winstead PC said that traffic improvements are underway and planned in the area, including McKinney Avenue’s impending shift to a two-way street.Knox Promenade’s tallest building — the multifamily tower - could rise as high as 399 feet. That structure is slated for the corner of Armstrong and McKinney Avenues.the property in 2012. It began pursuing the development of the site in earnest in 2020, partnering with Hines on the project.
