Harbert South Bay Partners plans to build a senior living community along Inwood Road near Lemmon Avenue after receiving approval from the Dallas City Council.
Harbert South Bay Partners can formally move ahead with plans for a senior housing community on Inwood Road near Lemmon Avenue.The zoning change allows for an independent and assisted living facility, along with centralized kitchen and dining spaces, among other changes on a site housing apartments originally built in 1948.
“The proximity of the site to the residential areas of the Park Cities, Bluffview and Preston Hollow combined with nearby healthcare facilities such as UT Southwestern Medical Center and Parkland Hospital puts this location in the middle of what we are calling ‘the wealth to health corridor.’”Harbert South Bay plans to break ground on the facility that would include a parking garage in the first quarter of 2025. Completion is slated for the end of 2026.
Harbert South Bay Partners, part of real estate investor Alabama’s Harbert Management, has developed over 11,000 senior living units in its 30-year history. Marcus & Millichap reported in its senior housing report for the first half of the year that demand for the sector is strongest in the Sun Belt.Nationwide, the commercial property firm said the growing 75-and-up population is being met with limited development, hindered by a tough capital markets environment and the high cost of materials.
