South Euclid City Council, on Monday, approved conditional use permits to allow three housing developments to move forward. Sommers Development Group is developing the projects and Ryan Homes will build the dwellings. Meanwhile, higher than expected prices were paid for the new homes at the sold-out Lowden Place housing development.

South Euclid City Council, at its meeting Monday, discussed the city's new housing developments; recreational marijuana sales; and the for-sale Notre Dame College property.SOUTH EUCLID, Ohio -- The city’s housing boom officially moved forward Monday as City Council unanimously gave approval to legislation granting conditional use permits to Sommers Development Group to go ahead with construction of its three planned developments.

The Lowden homes, off Lowden Road, were all initially estimated to be in the $250,000-$300,000 price range. Those seven homes are among the 70 infill lots Love, earlier this year, said the city is trying to to sell to developers for construction of single-family homes.At its St. John Meadow development at Francis Court, one of the three council approved Monday, plans originally called for 24 townhomes to be built. Sommers is now buying four additional infill lots at Francis Court, which will bring the number of townhomes to 28.

Council President Ruth Gray and Richard Sommers spoke of how council and the developers met with residents to be impacted by the new homes in an effort to satisfy their concerns. Gray said council added conditions that will have a six-foot-high vinyl fence erected on the western and southern portions of the development to serve as a buffer for residents on Sheffield and Neville Road; have Sommers conduct a site distance survey to establish a proper no-parking zone on Sheffield Road around the entrance to St. John Trail ; and, during construction, mandate that construction equipment must enter the development from South Belvoir Boulevard and then to Sheffield Road.
