Planners for applicant Rula Developments said the bund - a mound of earth - around the prospective industrial and commercial buildings would be increased in size to shield nearby houses from the site as part of the alterations. This planned barrier had been increased from 10 metres in width to 14, the developer's planning agent said, with its height more than doubled from 1.5 metres to a typical height of 3.25 metres.
Recently-submitted planning documents added that the site's proposed drainage had been simplified, with an existing drainage ditch to be widened and deepened and other measures to be put in place for individual plots as occupiers come forward. The now-updated reserved matters application for Bingham 46, which is looking to confirm the final details of the development's infrastructure, was first brought forward in August 2025.
Councillor Debbie Soloman, who represents Newton ward at Rushcliffe Borough Council, acknowledged the new plans were an improvement on the initial scheme, but explained local residents were still concerned about the potential impact of the planned business park.
"While the updated plans do make some improvements, including a higher landscaped bund around the industrial units, I want to be clear that many residents’ concerns remain entirely valid," the Reform UK councillor said. "People are understandably worried about visual impact, noise, and increased HGV traffic along the B692, and those concerns should not be dismissed.
" Councillor Soloman, who was consulted on the plans, said the close proximity of new housing and industrial developments only worked where there was "proper separation, strong landscaping, and the right infrastructure in place". Rula Developments' planners told Rushcliffe Borough Council in April its Bingham 46 project could potentially support around 750 jobs when complete, with the site representing a £40 million pound investment into the area.
