A new study ranks Harpenden, Hertfordshire as the most desirable place to live in 2025, citing its restaurants, transport links and family-friendly atmosphere. However, the average house price of nearly £1 million makes it inaccessible to most.
Harpenden in Hertfordshire has been named the most desirable place to live. Just 33 miles north of central London, you’ll find Harpenden – the ‘snooty’ but ‘beautiful’ place ranked the most desirable to live in 2025. A new study has praised the Hertfordshire town for its selection of restaurants and wine bars, its efficient train links into the capital and its family-centric mentality.
Naturally though, the majority of the locations in the top 20 are considerably higher than the average house price – which according to Zoopla’s November 2024 figures, is £267,500. When it comes to affordability, Harpenden’s average house prices (just shy of £1,000,000 at £913,000) are arguably anything but, being £645,500 over the typical asking price. So, it’s safe to say that these locations are only ‘desirable’ if you’ve got relatively deep pockets and a considerable deposit to place – and likely aren’t attainable for the average working person. Things to do in Harpenden Affordability factor aside though, there’s plenty to rave about in Harpenden if you’ve got the money, as affirmed by the new research from Savills, commissioned by The Telegraph. For foodies, there’s the twice-weekly street market, as well as famed local spots Lussmanns, Bar Azita, and of course, Godfrey’s fish and chips. And, if you’re looking to commute into London, it’s as little as 26 minutes away from St Pancras by train. Its proximity to nature is also notable, with spots including Batford Springs Nature Reserve and The Nickey Line Rail Walk. Slightly further afield, there’s also beauty to be found at Pegsdon Hills and Hoo Bit Nature Reserve, as well as Heartwood Forest
