A roundup of key planning applications in Greater Manchester this week, including a large-scale regeneration project in Salford, a controversial housing development in Stockport, and various proposals for expansions and renovations in Bury, Manchester, and Rochdale.

A major regeneration project in Salford and a controversial housing development in Stockport are among the key planning applications across Greater Manchester this week. The land surrounding Chapel Street in Salford is set for a £2.5 billion transformation, featuring energy-efficient and affordable homes. The first phase of this ambitious scheme could involve a 42-home residential development on the Farmer Norton car park site.

Meanwhile, in Hazel Grove, a previously rejected plan to build 200 homes on the Mirrlees Fields green belt has resurfaced. Stockport Council initially denied the application in January 2023 due to widespread local opposition and concerns about the loss of green space. However, an outline approval granted last year paves the way for this latest 'reserved matters' application, bringing the project closer to fruition. In Bury, a popular craft beer bar and shop, Keg, Cask & Bottle, is planning to relocate as demolition plans for the fully occupied Longfield shopping centre gather momentum. The bar, currently situated in the Longfield centre since 2019, intends to move to a nearby building on Bury New Road, previously used for financial services. BT Group Plc has also submitted plans to install nine 'street hubs' across Bury, offering free Wi-Fi and phone calls alongside two 75-inch advertising screens. These hubs, proposed for locations like Bury town centre, Prestwich, Radcliffe, and Whitefield, aim to enhance public connectivity and cater to a digitally connected society. Over in Manchester, Manchester Metropolitan University (MMU) is exploring plans for a significant expansion of its student accommodation. Proposals suggest a radical alteration to the Cambridge Street halls, located near the All Saints Park campus. Two existing low-rise halls, containing 770 bedrooms, could be demolished and replaced with towering structures and blocks, accommodating a total of 2,330 student rooms – a substantial increase of 1,560. The first phase, expected to be completed by September 2029, includes a 24-storey tower with 1,126 bedrooms, along with two 11-storey buildings and an eight-storey block, according to developer partner Unite Students. In Rochdale, the Village Hotel and Leisure Club in Waterfold Business Park is seeking permission to expand its capacity by 34 bedrooms. The existing 128-bedroom hotel, which also boasts conference rooms, a gym, swimming pool, a pub, and a Starbucks Coffee Shop, plans to add a two-storey extension to accommodate the additional rooms.
