Mum and dad property investors should be viewed as small business owners given the sharp rental increases arising after lockdowns, Domain chief economist Nicola Powell has said.
“Mum and dad investors make up the bulk of the rental market and we really need to view them as small business owners. We’ve seen such a change in rental conditions, rents have gone up 30 per cent,” Powell told the Summit.But with mum and dad property investors in their current iteration, she said more types of investors needed to enter the Australian housing market to increase rental housing supply.“The restrictions that have been put on them are actually restricting the growth of apartments.
“I think, firstly, foreign buyers are one of the avenues that could really help to unlock supply. They have to buy new or if they’re buying a house they have to substantially renovate it. “If they’re buying a block of land, it has to be built within a certain time frame ... so what that does is it helps to get those pre-sales in high high-rise developments.”
