Construction on a new housing estate in Nottingham has resumed after being delayed by the discovery of contaminated soil.
Work is progressing on a major new Nottingham housing estate after it was delayed by an unexpected discovery. Developer Strata had planning permission granted to build 114 build-to-rent homes on part of the former Radford Road gas works in Basford, Nottingham , in May 2022. However, planning documents have revealed that work had to be paused last year after the discovery of unexpected contamination on part of the site.
Documents submitted to the city council explained that workers had found contaminated soil and coal tar after removing a concrete slab in the north-eastern corner of the construction site. As a result of planning conditions for the site, Strata had to wait for its plan for dealing with these gas work remnants to be approved by the city council before construction could resume at the site. This was done in September 2024, and pictures from the building site in January 2025 show that work is now continuing with a small number of homes under construction at the front of the development. All of the new properties will be privately rented out to tenants, according to planning documents. Previously councillors had raised concerns about whether the likely high turnover of residents and attitude of some private landlords would result in a lack of maintenance on the new estate, but had voted in favour of approving the regeneration of the long-term vacant land. The Basford Gas Works had been Nottingham's principle gas production facility from 1854 until 1972. Following its demolition in 1977 the National Grid spent millions of pounds to clean up and decontaminate the site. Plans were previously granted in August 2006 to build homes, shops, community facilities and a car dealership on the land, but the development never materialised. A later proposal for the land to be used for homes as well as employment and leisure uses was granted permission in 2013, but this also expired before anything happened on the site
