Three planning applications for housing developments in the Ashfield area are set to be discussed and potentially approved at a meeting on February 5th. The development plan includes 12 assisted living units, 11 retirement bungalows, and 15 detached dwellings. Officials have determined that the project would generate jobs and stimulate economic activity within the local community. They believe that any potential negative impacts are outweighed by the considerable benefits. While the proposal is recommended for approval, it is contingent upon the fulfillment of specific conditions and planning obligations. Before construction commences, detailed plans for surface water drainage, a Biodiversity Net Gain Assessment, and a Construction Environmental Management Plan must be submitted and approved. Another proposal in Sutton-in-Ashfield seeks to build 112 new dwellings on Stoneyford Road. The development would consist of a mix of two, three, and four-bedroom, two-storey houses, with both semi-detached and detached options. Architectural plans depict the houses arranged in a perimeter block layout, with some homes accessed via small private drives. The buildings would feature red brick construction and dark grey roofs. The site previously housed the Miners’ Welfare Sports Ground, which has since been transformed into predominantly open grassland. The northwest corner of the site is located approximately 230 meters from Stanton Hill High Street, a local shopping center. Similar to the Kirkby-in-Ashfield proposal, approval for this development is recommended, subject to conditions and obligations.A third proposal in Sutton-in-Ashfield considers 78 new dwellings on Rookery Lane Farm. This development plan includes a mix of two, three, and four-bedroom, two-storey properties. The land is bordered to the west by a field, followed by Rookery Lane, Rookery Lane Farm, and then South Fulwood Industrial Estate. Residential properties are situated to the south and east of the site. This proposal has also received a recommendation for approval, contingent upon the satisfaction of specified conditions
